Gentrificación: desarrollo de un modelo predictivo aplicado en ciudades intermedias de Ecuador
Resumen
La consecuencia de la gentrificación es el desplazamiento forzado de habitantes de bajos ingresos debido al aumento de la plusvalía. Este fenómeno se origina por la inversión inmobiliaria o políticas de regeneración urbana en barrios deteriorados que comúnmente han logrado conservar históricamente su constructo social y sus características paisajísticas. Esta investigación se enfocó en tres ciudades del Ecuador: Cuenca, Manta e Ibarra, que representan la escala de intermediación del país. Se propone un modelo predictivo para la detección temprana de la gentrificación en estas ciudades, utilizando datos censales de 2001 y 2010. El modelo analiza la variación de indicadores intercensales a nivel de sector censal a partir de la correlación de variables censales con la finalidad de encontrar la presión del fenómeno. La aplicación del modelo reveló diferentes niveles y patrones de presión en las tres ciudades que responden a su dinámica social, geográfica y económica, pero con características significativamente similares en cuanto a los cambios demográficos.
